About the estimate
How is the estimate worked out?
We start from the median price of the same type of home sold in your postcode sector over the last 24 months, or in your postcode district or local authority when the sector has too few sales. We bring these prices up to date with the UK House Price Index. When the full estimate is running, a model also uses sales in your postcode and street, the nearest sales of the same type, the tenure, whether the home is a new build and, when we find it, the earlier sale of your own home.
How accurate is it?
We test the estimate on real sales it has never seen, from January to June 2026, and show the typical error with every result. When the error for your type of home and area is above 30%, we give no range, only the median price of the area. The methodology page gives the error by property type.
Do you keep what I type?
No. The estimate is worked out when you ask for it and nothing you type is stored in our database. Your house number is only used to look for the earlier sale of your home in the HM Land Registry records. We do not ask for your name, email or phone number.
Is this the same as a visit from an estate agent?
No. It is an estimate from sold prices. An estate agent who visits your home can take its condition, layout, garden and parking into account, which sale records do not show.
