How seller introductions workFor estate agencies

Immolytics will introduce homeowners who want to sell to a local estate agency. This page explains how it will work. Agency introductions open soon.

What the agency receives

• A homeowner who has asked to be phoned about selling their home, and who has confirmed their mobile number with a code sent by text.
• Before paying: the type of home, its size, its condition, our estimate, when the owner wants to sell and the postcode district. No name and no address.
• After paying: the owner's name, phone number, email and address, and the record of their consent, which names your agency.

One partner agency per postcode district

• An agency can reserve a postcode district. It then receives every introduction in that district first, with its payment link.
• It has 4 business hours to accept by paying (London time, Monday to Friday, 9am to 6pm). After that, the introduction goes to the next agency of the district.
• A reservation ends after two introductions in the district are turned down or left unanswered.
• In a district that nobody has reserved, we offer the introduction on the same day to the agencies that cover it, without a payment link. The first verified agency to reply "yes" receives a personal payment link and has 4 business hours to pay.
• If the owner has not yet confirmed the name of your agency when you pay, we text them that name. You receive their details as soon as they confirm. If they have not confirmed within 72 hours, we refund you in full.

What it costs

A fee per introduction, paid once before the details are passed on. It depends on our estimate of the home (the middle of the range we show): £149 under £200,000, £199 from £200,000 to £399,999, £299 from £400,000 to £749,999 and £449 from £750,000, excluding VAT. There is no subscription and no commission on the sale. The fee is a marketing and introduction service, invoiced with UK VAT under the reverse charge.

Typical sole agency fees in England and Wales are around 1.2% plus VAT (TheAdvisory survey of 2,137 sellers; Rightmove reports an average of 1.3% including VAT in 2025). Each offer shows what a sale at the bottom of our estimate would earn at 1.2%, rounded down to the nearest £100.

Our guarantee

Your next introduction in the same district is free, with no time limit, when you tell us within 7 days of receiving the details, by replying to that email, that:

• the number is wrong, or nobody answers or calls back after at least three calls over three business days, the first on the business day after you received the details;
• the person you reach is not the owner or has no right to sell, or the home does not exist, is already sold, or is not the one described;
• the owner tells you they never asked to be called;
• we already introduced the same owner and home to your agency in the last six months.

We check with the owner. If they say they never asked, please stop calling them. The guarantee does not cover what only you or the owner control: the owner changes their mind, chooses another agency, postpones the sale, refuses the visit, does not instruct you or disagrees on the price; calls made late or fewer than three times; details passed to anyone else.

We replace an introduction, we do not refund it. The only refund is when the owner does not confirm your agency within 72 hours of your payment.

Who we are

Immolytics is a Belgian company that already runs this service in Belgium and France. Our UK prices come from HM Land Registry data, published under the Open Government Licence, and our estimates are backtested against real sold prices. Every introduction comes with the record of the owner's consent, which names your agency, as the ICO asks buyers of leads to check.

What we do not do

• We do not introduce buyers, we do not value homes for a fee and we do not negotiate.
• Each seller is introduced to one agency only. We never give a seller's details to two agencies.
• Agencies cannot pay to change the prices or the estimates shown on this website.
